What information do I need to provide?

When you are buying and selling a property, we will normally need the following details when you instruct us to handle your conveyancing:

  • Personal details (including name and address etc.)
  • Mortgage account details
  • Certificates for work carried out on your home
  • Any planning permission or building regulations relating to the property
  • Utility bills
  • Proof of identification (we will photocopy this and send it back to you)
  • Proof of address
How long will the conveyancing process take?

The length of time it takes to complete a purchase can vary depending on a number of factors including how quickly the seller’s solicitor replies to any queries we make.

A typical transaction with no unexpected delays or complications will normally take 8-9 weeks.

However in some cases, such as where no chain is involved, the process can move more quickly.

Will I have to pay stamp duty on my home?

You will only be required to pay stamp duty land tax if the value of the property is more than £125,000. The full stamp duty thresholds are:

  • 0% on the first £125,000 of the property price
  • 2% on the portion between £125,001 and £250,000
  • 5% on the portion between £250,001 and £925,000
  • 10% on the portion between £925,001 and £1.5 million
  • 12% above £1.5 million

For example, a home purchased at £400,000 will pay no tax on the first £125,000, 2% on the next £125,000 and 5% on the remaining £150,000. This would bring the total stamp duty bill to £10,000.

When can I get the keys?

You will receive the keys to your new home on completion day. This will be after both sides have exchanged contracts and all parties have agreed to the transaction.

Once your solicitor has issued the full purchase monies to the seller’s solicitor, the estate agent will release the keys to you and you can get settled in to your new home!
