What information do I need to provide?

If you are only selling your property, we will usually require the following information in order to handle the conveyancing process for your sale:

  • Personal details (including name and address etc.)
  • Certificates for work carried out on your home
  • Any planning permission or building regulations relating to the property
  • Utility bills
  • Proof of identification (we will photocopy this and send it back to you)
  • Proof of address

If you buying and selling a property, we will also require your mortgage account details to begin work on your conveyancing.

How long will it take to sell my house?

In most cases, the process of selling your home will take between 6 and 8 weeks.

However, this can vary depending on how quickly the buyer’s solicitors raise enquiries related to the sale of the property.

When will I be legally bound to sell my house?

You will be legally bound to sell the house after contracts have been exchanged. The exchanging of contracts is simply when both solicitors read the contracts to one another over the phone to ensure they identical.

This will happen once an offer has been accepted, the buyer’s mortgage has been arranged, searches have been carried out, the deposit secured and a completion date arranged.

Who pays the estate agent?

The estate agent will be acting on behalf of you as the seller and a contract will normally be drawn up to set out arrangement fees. This will usually authorise your solicitor to make payment directly to the estate agent once the sale has been completed.
